Selling Your Madison MS Home in a Slow Market

Despite the
current real esate market, there are still plenty of homebuyers eager to make a
purchase. Knowing
how to prepare your home for sale, when to allow access for showings, and how
you can offer buyer incentives will help you find the right buyer, even in a
declining market.
Before you even
put your home on the market, make sure that all basic
repairs are completed. Nothing can turn off a prospective buyer quicker than
loose railings, torn screens or missing hardware on cupboard doors. These easy
repairs do not cost a lot of money. If a homebuyer sees that the little things
are not attended to, they are likely to believe that the larger things are
neglected too. Let buyers know that you have pride in your home by making sure
that all of the small repairs are taken care of.
Keep your home
clean throughout the time it is on the market. In a slow real estate market, it
is important to have your home available to show at a moment’s notice. The more
often your home is shown, the likelier it is that your home will sell. Keep your
home available to your realtor and they will be able to show your home quickly
to any buyer that shows interest.
Have your home
staged by a professional. Home staging has become a booming business and a
professional home stager will help you remove clutter
and depersonalize your space. Prospective homebuyers want to picture their
family in the home, not yours and a home full of personal clutter will not show
off the potential of your home.
Keep pets
contained during a real estate showing and make sure that your cat litter box is
always clean. Pet owners tend to get used to the odors caused by litter boxes
and it is important that you remember to clean it every day. Nothing will turn
off a prospective home buyer like a home that smells. Many people are fearful of
dogs, especially ones that they do not know. Make sure that you either take your
dog with you for a showing or put them on a leash outside.
Be realistic in
your expectations of the price you will be able to sell your home. Forget about
what could have been if you had sold it last year and focus on what your home is
worth now. In a buyer’s market, buyers don’t have to negotiate much. Buyers
know that you want to sell your home and a home that is priced too high is
likely to be looked over. Ask a fair price for your home to avoid the need for
too much negotiation.
In a slow market,
hiring a real estate
agent is crucial to get your home sold in a reasonable amount of time. Yes,
there are ways you can list your home for sale by owner using the internet, but
nothing beats the experience that comes fro a real estate agent who is able to
take care of everything in order to sell your home.
Selling your home
can be a stressful time, but you can be successful in selling your home if you
remain patient, reasonable and flexible. There are buyers
out there and the key is to find them and get them to fall in love with your
home.

Negotiating Your Real Esate Offer

Negotiating is the most challenging aspect of the home
buying/selling process. The buyers are trying to negotiate the best deal for
them. You are trying to negotiate the best deal for you. Each offer should be taken seriously and every
effort should be made to successfully negotiate it into a contract.
There are three essential parts to a valid contract;
Offer, Consideration and Acceptance. The OFFER is what the seller wants to
receive for his CONSIDERATION. ACCEPTANCE is when both parties are in agreement to the terms, and consideration; in other words acceptance is what the seller is willing to give you in
exchange for what you are willing to give him.
Once your offer is
made, you and your Realtor may need to enter some negotiation in order to reach
an agreement. Keep in mind that almost everything is negotiable when you are
buying a house. This can give you a great deal of leverage in the buying
process – that is, if you have adequate information and you use it in an
appropriate manner. Your agent will have the market knowledge and negotiating
expertise necessary to make sure that your offer is accepted at the best price
and terms possible for you.

There
are three outcome variables when a real estate contract is drafted by the buyer
and presented to the seller.

key to successful negotiating is keeping in mind that the end result must make
the buyer, and the seller happy. Otherwise, negative feelings will persist
throughout the remainder of the process and someone may walk away feeling that
they were not treated fairly.

New Dairy Queen Coming to Ridgeland, MS

The Ridgeland, MS Board of Aldermen will discuss a site plan tonight for a new Dairy
Queen to be located on Old Canton Road in the Ridgeland, MS in the Harbour Pointe Commercial
Subdivision.
Dairy Queen is an international ice cream and fast food
chain. The Harbour Pointe location includes a drive-through service
window.Aldermen also will discuss a site plan for Judith Lee’s, a
clothing store planned for mixed-use development Renaissance at Colony Park on
Highland Colony Parkway. Judith Lee’s is currently on U.S. 51 in
Ridgeland, MS.The mayor and aldermen meet tonight for their regularly
scheduled work session at 6:30 in Ridgeland, MS City Hall. Aldermen are scheduled to
vote on the site plans Tuesday at 6:30 in City Hall.

Madison Crossing Elementary on the Today Show

The “Today” show is coming to Madison
Crossing Elementary.
On Monday, an NBC crew will be on the Yandell Road campus to tape a segment on diabetes in children. Madison Crossing students will be filmed during the
morning walk that is part of the school’s effort to keep children fit and in a
sessions with educators from the Diabetes Foundation of Mississippi.
Mary Fortune, the foundation’s executive director, suggested that Madison
Crossing of Madison MS be included in the news feature that focuses on preventing Type 2
diabetes in children.
“We want to showcase that we have schools on top of this epidemic,”
she said. “It’s nice to schools like Madison Crossing that are
pro-active.”
Exercise is as important as healthy eating in fighting obesity, which is a
factor in diabetes, Fortune said.
Principal Martha D’Amico said the school got involved with the Diabetes
Foundation this summer so that teachers would be knowledgeable on how to deal
with diabetes in students.
“We’re excited to be on TV. This is a great opportunity for our school and
our district to have Mississippi portrayed in a positive way on counteracting
the obesity problem,” D’Amico said.
The “Today” crew will also talk to a physician in Jackson, MS who treats
children with diabetes, Fortune said.
An air date for the segment is not yet known.

Madison Crossing’s (elementary and middle) official community sponsor. Apart
from donating monies each year, BankFirst has continuously aided our school
since it’s origin, whether the need is umbrellas for rainy days in the carpool
line or catering for Teacher Appreciation lunches.

Madison Crossing PTO and local area restaurants partner once a month to form
Madison Crossing’s Spirit Night. Everyone is invited for an evening of good food and
company with a portion of the event’s earnings being donated to the PTO. Past
partnerships have included Chick-fil-A, Back Yard Burger, Pizza Inn, Bumpers
(Canton) and McAlister’s Deli. Flyers reminding parents of each Spirit Night
will go home with the students and we hope you can join us.
Other businesses assist our PTO chairs with functions that may include Teacher
Appreciation lunches or one of our Family Activities. There is great support
throughout our community for the betterment of our students’ education from
companies like Kroger, Brown Bottling, and of course, Bankfirst.

Carlton Parke – Ridgeland MS Neighborhoods

Welcome to Carlton Parke located in Ridgeland, MS. This subdivision has its own clubhouse, tennis court and swimming pool, along with a beautifully landscaped boulevard adn othe common areas. As a retiree, Bill Hill, Homeowners Association President, gives frequently of him time to maintaining the common areas of Carlton Parke, Ridgeland MS. He says the residents there work together, sharing skills and talent to maintain the property.

According to Hill there are 45 lots in the subdivision with 40 inside the gates and 5 outside. Two lots remain undeveloped. Carton Parke II, a section of approximately 35 to 40 houses, is available for future developemnt adjacent to the original section. Bill Hill says, “Lot sizes here are at least 1/2 acre to over 1 acre. Houses are a mix of architectural styles, from Acadian to Tudor. We don’t allow the same floor plan for any of the houses, and there are all attractive.”
Residents state that one of the great assets of Carlton Parke, Ridgeland MS is that it is a wonderfully diverse neighborhood. “People get along here very well,” says Bill Hill. Carlton Parke, Ridgeland MS is a community that really comes together, appreciating differences and embracing their diversity. All ages of people live here and they are from all cultures and religions.
Location is another important and attractive feature of Carlton Parke, Ridgeland MS. You simply cannot beat the close proximity to upscale shopping, the high quality schoool options, the extraordinary eateries that are right down the road, the beautiful Natchez Trace Parkway nearby, the bike trails, and the extremely easy intersate access.
The neighborhood has a Halloween party where they “go to the clubhouse and enjoy hot cider, cupckes and leftover candy,”, says Swenson. Sometimes a group of folks gather to decoreate teh entrace for Chrismas. There is an annual Pool Party in June where the adults visit and socialize, while all the kids play.
Swenson says that at least six different schoosl are represented in the neighborhood. Several school age children attend Madison County Schools in Ridgeland, MS and several attend private schools in Ridgeland MS, Jackson MS, and Madison County MS.
Carlton Park is a good example of what makes Ridgeland MS, Ridgeland MS. It consists of friendly residents who are involved in their neighborhood and community, looking out for each other.

Jackson Street, Ridgeland MS Continues to Grow

The West Jackson Street Overlay District in Ridgeland MS just keeps growing
and growing.The historic shopping, dining and service district in Ridgeland, MS has
added some new locally owned stores in the past few weeks, including Smitten
Gift Boutique, Jammin’ Beignetz beignet shop and Blue Moon Café.
Several other tenants are in the process of opening. They
include Amy Head Cosmetics, Fine Eyes eyewear, Libby Story & Co. young
women’s clothing, Bella Bridesmaid bridal shop, Chandeliers home furnishings and
gifts, Stegall Imagery photography, and four service-oriented businesses: a real
estate office, a dentist’s office, a psychiatrist’s office and a law firm.
Jeweler Betsy Liles, owner of B Liles Studio on West Jackson
Street, remembers when there was only a handful of businesses in the
district.
“When we moved over here two-and-a-half years ago, there was
no retail,” Liles said. She said watching the steady growth has been
amazing.
City officials created the overlay district more than a
decade ago with strict architectural requirements to preserve the historic,
turn-of-the-century character of the area as it grew and developed.
It is said that the West Jackson Street, Ridgeland MS area is where the
city’s first church, post office, train station, hotel, general store and
residents were located.
Liles described West Jackson Street as “the heart of
Ridgeland, MS.”
Smitten co-owner Emily Hassel said the historic feel of the
street was the big draw for her and her business partners.
“That was a huge selling point,” Hassel said.
“This is such a unique, quaint area. We love it.”
Smitten has been in business about three weeks, selling home
decor, candles, funky jewelry and purses and baby gifts. The gift shop also does
monogramming, Hassel said.
James Roache, owner of Creole restaurant Ró Chez on West
Jackson, just opened up a new beignet shop, Jammin’ Beignetz, behind Ró Chez
last week.
Roache said his beignets, served Wednesdays through Sundays,
will be stuffed with all kinds of goodies.
He’ll have one with crawfish and tasso ham, another with
beef tenderloin and cheddar, one stuffed with chicken florentine, another filled
with egg and andouille sausage and a sweet one with berries, ice cream and a
touch of bourbon.
Next door to Smitten is a new restaurant, Blue Moon Café Ridgeland MS,
which has everything from sandwiches and wraps to hearty breakfast omelets.
Steve Kennedy said
he’s getting ready to open his two-story mixed-use development, Olde Towne
Square, on West Jackson, Ridgeland MS. The development includes tenants Amy Head, Fine Eyes,
Libby Story, Bella Bridesmaid, Chandeliers, offices for Kennedy & Co. and
other unleased office space.
Kennedy said he should have at least three tenants open
“within the next 30 days.”
Stegall Imagery photography studio is moving to West Jackson
Street around the first part of this month, said studio manager Christi
Steckle.
The business is currently located on Wilson Drive in
Ridgeland, MS.
There also are several service-oriented tenants coming to
West Jackson Street, including Dr. Jennifer King, a dentist; Dr. Sayed Raza, a
psychiatrist; and Underwood Law Firm.
The city opened a new 123-space parking lot in May, located
west of Kennedy’s development, to serve patrons of the growing shopping
district. Shoppers are encouraged to park and walk to the various stores.
The future of West Jackson Street boasts wider sidewalks
with seating along the sidewalks, pedestrian crosswalks and more landscaping,
according to the city’s Ridgeland MS Area Master Plan for development and
redevelopment in Ridgeland, MS.
