Get a Home Inspection
Categories: Buyers posted on October 30th, 2008
Buyers “BE WISE” Get a Home Inspection
It will save you money in the long run!!!
Once you enter into a contract on buying a property you should get a home inspection within 5 to 10 days of contact acceptance. Make sure the home inspector you choose is a certified home inspector.
Why an inspection?
| To protect yourself in an important investment decision. | |
| To be an informed buyer, knowing if there are any defects present, if those defects are serious and the potential cost to repair them. | |
| To be an educated home owner, having seen your home through the eyes of an unbiased professional. |
Scope
See a Virtual Inspection.
When possible, an Alpha inspection includes your inspector walking on the roof, crawling in the attic and entering crawl spaces.
Inspectors inspect for:
| Safety concerns | |
| Financial considerations | |
| Maintenance issues |
Who should attend?
You, as the client, are welcome to include anyone you desire in the inspection. Along with you and any family members you may also decide to include your realtor and the listing realtor.

Trick or Treat Safety Tips
Categories: Community Information posted on October 28th, 2008
With witches, goblins, and super-heroes descending on neighborhoods across America, the American Red Cross offers parents some safety tips to help prepare their children for a safe and enjoyable trick-or-treat holiday. Halloween should be filled with surprise and enjoyment, and following some common sense practices can keep events safer and more fun.
- Walk on sidewalks, not in the street.
- Look both ways before crossing the street to check for cars and trucks
- Cross the street only at corners.
- Don’t hide or cross the street between parked cars.
- Wear light-colored or reflective-type clothing so you are more visible. (And remember to put reflective tape on bikes, and skateboards)
- Plan your route and share it with your family. If possible, have an adult go with you.
- Carry a flashlight to light your way.
- Keep away from open fires and candles. (Costumes can be extremely flammable.)
- ONLY visit homes that have the porch light on.
- Accept your treats at the door and never go into a stranger’s house.
- Use face paint rather than masks or things that will cover your eyes.
- Be cautious of animals and strangers.
Have a grown-up inspect your treats before eating. And don’t eat candy if the package is already opened. Small, hard pieces of candy are a choking hazard for young children.
TRICK OR TREAT ALTERNATIVES
1) Host a Halloween Party for the kids with elaborate decorations, fun food, a Halloween themed scavenger hunt and lots of candy!
2) Check out your local mall. Many malls have a trick-or-treat night where stores participate by handing out goodies to kids dressed for the holiday.
3) Be the “best house on the block” giving out candy. This is especially helpful with little ones that are too young for trick-or-treat and for kids who are too old to go.
4) Have a spooky sleepover. Get the kids together to watch scary or Halloween themed movies, stay up until midnight and see who can tell the scariest story.
5) Trunk-or-Treat. People get together in a large parking lot and decorate the trunks of their cars just like they would their front porch and fill the trunk with goodies. Kids then dress up and walk from trunk to trunk instead of door to door. Parents can keep a close eye on their kids and extra fun is added with a costume contest and baked goods served afterward.

Five Tips for Selling Your Madison MS Home
Categories: Sellers posted on October 15th, 2008
Normal

The Herrington Realty Team can help you with the entire selling process to get you
the best price possible for your home. We can help you by finding the market value of your home, preparing the home for sale, marketing, and bringing all
the resources needed to make your home sale a success.
If you’re a seller and are thinking about selling your home yourself, give it some
serious consideration. Will the money you save compare to the money you lose by
pricing your home incorrectly, not having the negotiation skills needed or not
doing the proper marketing to quickly sell your home?
Contact us today and find out how we can help you with the sale of your home. Listed
below are some home selling tips to consider.
Five Tips Every Seller Should Know Prior to Selling Their Home
- Conduct a Pre-listing Inspection – Having your
home inspected by a third party will give you a “new set of eyes” to help
you objectively price your home and prepare you for the home inspection
the buyers will conduct. This allows you to make repairs ahead of time and
allows you or your chosen contractor to handle the repairs. It may also
alert you to immediate concerns such as termites, radon gas, or electrical
problems. Plus, the repair receipts and inspection report will help
support any maintenance claims you have made on the home. Don’t forget to
select an inspector that is licensed and insured. - Clean up outside the home – Keep the grass cut
and the area neat to make a strong first impression. Nothing says un-kept
and lower value than a messy lawn. Keep the windows clean inside and out,
wash the exterior of the house and paint where necessary. Make sure the
chimney and gutters are clean. - Fix up the interior – Applying a fresh coat of
paint can make a big improvement in the appearance of a room at very
little cost. New paint can clean up scuffmarks and discoloration. If
you’re working with wallpaper, wash it to give it a new clean look. Wash
all floors, shampoo dirty carpets, and eliminate clutter. Clean out the
garage, basement, attic and closets. Consider staging your home before
showing it to prospective buyers. Staging can make your home more
attractive by rearranging furniture and household objects that allows
buyers to picture themselves in your home. Also make sure you replace the
air filters to minimize dust in the house. - Replace fixtures that are worn or leaking -
Clean under the sinks and make any necessary repairs to fixtures. Give
your bathroom or kitchen a new look by replacing the fixtures that are
leaky or worn. Paint damaged areas if necessary. - Eliminate bad odors in your home – Pay special
attention to smoke and pet odors. Consider an air sanitizer that will
clean the air, eliminate odors and provide natural clean air without
chemicals.
